Physical walk through of the property must be conducted before an application will be accepted.
Application process takes up to 3-business days. You will receive a phone call when your application is approved or denied.
Application fee is $65.00 for singles and $85.00 for Legally Married, fee is non-refundable. NO PERSONAL CHECKS! If married but do not have the same last name you will be required to pay for 2 single applications or provide us with a marriage certificate.
Each adult that will be living in the property has to complete and sign their own application. We will not lease to anyone under the age of 18.
All applicants will be screened for the following: credit check, criminal background, rental history and job duration. If you owe a utility company, previous landlord or have any evictions you will not be approved to rent from us. Applicants with a credit score under 600 will have a higher security deposit. Applicants with a credit score under 500 will not be approved.
Monthly gross income must be 3 times the rent.
Copies of your photo ID, Social Security Card and 1 month of paycheck stubs are REQUIRED WITH YOUR APPLICATION. Application will not be complete without these items. If documents are not provided within 24-hours, property will go back on the market.
On properties that allow pets, there will be a pet deposit of $500.00 PER PET. Breed restrictions apply. American Staffordshire, Pitbull, Husky, Rottweiler, Doberman, Akita, Pincher, Dalmatian, Chow, Wolf Hybrid, Bull Mastiff and other aggressive breeds or mixtures of any of the aforementioned breeds will NOT be approved. NO SNAKES!
Service/Therapy Animals: Requests for reasonable accommodations of our pet policy will be handled on a case-by-case basis. For disabilities that are not visually apparent, documentation will be required such as a doctor’s prescription. The prescription should come from a medical professional that has a consistent relationship with the patient. Websites that sell prescriptions and documentation after completing a short interview and questionnaire is not sufficient documentation and will be rejected. The providers of these documents are known and are deemed as fraudulent information by our office.
Per your application, you accept the listed property in as-is condition.
You will be required to pay the security/pet deposit and sign the lease within 24 hours of final approval. You will have up to two weeks to pay your first month’s rent and get the keys.
We pro-rate your first month’s rent. The day of move-in is when rent starts.
Deposits (security and pet) and first month’s rent must be paid with money order or cashier’s check. After that we will gladly take a personal check, cashier check, or money order. But we do recommend that you pay your rent online. There will be an additional convenience fee of $2.00 if you use your account and routing number, or 3% of rent payment if you use a credit / debit card. All deposits must be paid in full before move in and are NOT REFUNDABLE should you not move in.
We must have account numbers for water, gas & electric prior to move in.
