Criteria For Our New Tenants
Application process takes up to 3-business days. I WILL CALL YOU as soon as I know if application is approved or denied. PLEASE DO NOT CALL OUR OFFICE BEFORE 48-HOURS.
Application fee is $35.00 for singles and $50.00 for Legally Married, fee is non-refundable. NO PERSONAL CHECKS!
If married but do not have the same last name you will be required to pay for 2 single applications or provide us with a marriage certificate.
Each person that will be living in the propert will have to fill out their own application.
All applicants will be screened for the following: credit check, criminal background, rental history and job duration. If you owe a previous landlord, utility company or have any evictions you will not be eligible to rent from us.
We will not lease to anyone under the age of 18.
Monthly gross salary must be 3 times the rent (before taxes).
Please provide copies of your last 2 paycheck stubs.
Photo Identification is REQUIRED for all persons over the age of 18.
On properties that allow pets, there will be a pet deposit of $250 for dogs under 401bs & $350 for dogs over 40lbs Cats are $350 (per animal). NO SNAKES.
We pro-rate your first month's rent. The day of move-in is when rent starts.
Per your application, you accept the listed property in as-is condition.
Deposits (security and pet) and first month's rent must be paid with money order or cashier's check. All deposits must be paid in full before move in. We will gladly take a personal check the next month.
We must have account numbers for water, gas & electric 3 days prior to lease signing.
Upon approval, you will be asked to bring in your security deposit and to complete a Deposit on Hold Agreement. This agreement will hold the property for up to 2 weeks. At this point. your deposit Is not refundable. Please be sure this is the property you want!
For your health and safety, ALL of our properties are NO SMOKING.
Tenant Selection Criteria
Rental History - We will check with your current landlord and your previous landlord. Any negative feedback could result in grounds for denial.
Credit Check - We may overlook student loans and medical items, but take all other slow or late payment history into consideration. Any items for past landlords or any utillty company could result in grounds for denial. We may make an exception if we are provided a confirmed and current payment schedule.
Work History - We will confirm dates and job titles for your current and past employer.
Current Income - We will require confirmation of current employment, along with proof of income. One month of income in the form of stubs or deposit records may be sufficient.
We will need payment of application fee before we can start the application process.
